The Denton & Krum Housing Double

 Most of the country is worried about a housing bubble. Denton and suburbs of Denton are talking about a “Housing Double” and it may happen a lot faster than you would think…

“It is an interesting real estate phenomenon of how fast a city’s housing can double when the city’s population nears 100,000” says John Pohly, a local real estate expert. “You are on the radar screens for big employers as well as retailers looking to grow – it becomes a very efficient job and consumer market!”

Denton had 21,185 single-family homes as of the 2005 records by the Denton Central Appraisal District. If four more proposed large-scale developments happen, the city of Denton could see more than 28,000 new houses in the next 15 to 20 years. The mega-developments include Hunter Ranch with an estimated 10,000 housing lots, Cole Ranch with about 12,000 lots, Rayzor Ranch more than 1000 lots, and Hills of Denton of with over 5,000 lots.

"The additional housing will attract retailers as well as industrial, manufacturing and maybe corporate attention", said Karen Dickerson, vice president of economic development for the Denton Chamber of Commerce. “It’s kind of a ripple effect", she said “with more rooftops, you’re going to get more retailers. With more housing that you have, more people will be available for new companies.”
