We have had the opportunity over the past few weeks to meet with local Krum Real Estate Agent, builders in Krum Texas, and Denton TX Developers to discuss what is being called the "North Texas Building Boom".
"The secret is officially out" says John Pohly, a local Krum real estate expert and a resident of Krum, Texas. A new project called the Rayzor Ranch Town Center announced that it will be developing what may become the largest, truly super-regional mixed-use development between Dallas and the Oklahoma border. "Imagine 18,000,000 square feet of development coming in at the intersection of Interstate 35 and Highway 380, only 2 exits south on the interstate from the small town of Krum, Texas! "We are in the right place at the right time!" says John Pohly, a resident in Krum's Eaglechase/Saddlebrook subdivision.
Misty Pohly adds, "Whenever you set up 50 construction vehicles near a major intersection of highways for a huge master-planned town center - it can have an immediate impact on real estate prices. A couple of recent examples in the 21st century have been the positive impact of the Flower Mound (TX) and Southlake (TX) town centers on nearby housing and land prices in their respective locations!" Developers that were looking to get bargain prices per acre only 18 months ago will probably have to pay a premium to get land around north Denton. Several land owners in Krum are now advertising a price-per-square foot.
Almost every week you can watch a national news segment about the slowing real estate market. John Pohly sometimes hears that type of information from out-of-state buyers and quickly answers "Krum is the epicenter of a 9.7 magnitude residential building boom and it is sending Good, Good, Good Krum Vi-bra-tions across the United States!" Krum Texas was once considered "The Wheat Capital" of the country. Moving into 2007, "The Relocation Capital" of the country might become a more appropriate nickname for Krum, TX.
Misty Pohly, adds, "The recent completion of the Presbyterian Hospital of Denton and the start of construction for the Rayzor Ranch Town Center and the Sam's Club in Denton are coming together perfectly to position Krum as one of the hottest real estate markets in North Texas and perhaps even the Midwest!"
